Today is the last day to tally up closings for 2012 and with that thought 2012 is 16.4% ahead of 2011 for sold residential Summit County Properties and with any closings that occur today that 16.4% is only going to improve!
Today our market in Summit County has virtually the same number of properties getting ready to close as it did last year at this time. The number of properties for sale today is down 11% from last year. An interesting point: The average list price last year at this time was close to $750k and today the average list price is close to $700k.
Average list prices are down and the number of sales are up even with a smaller inventory of properties for sale - interesting stuff. The average sold price in Summit County is up 1%.

Record High Week of Sales, Summit County, Colorado
This is the last week of 2012 and for some their New Year or Christmas wish is that 2012 doesn't end! Today we are at a 16.2% increase over last year at this same time for residential properties sold in Summit County. If we just take today’s numbers 2012 will end the year at a 14.6% increase, but we have one week left so 2012 will be even better yet!
The North Side of the county is up 23% and the South Side of the county is up 7.7%.
Last week’s sold properties took a leap with an 80% improvement resulting in one of the best sold weeks this year and probably the best sold week December has ever had ever!
The under contract activity this past week was the same as last year. A surge in closings combined with a flat under contract activity resulted in our current total number of properties that are under contract dropping from last week to a number that is the same as last year at this time (actually this year there is one less).

Prices remain flat. Sales Up.
With only two more weeks left in 2012 the Summit County residential market is up 14.5% - this is down from a 19% year to date gain just last week. The big difference being that this week’s closing activity was down 48% as compared to the same time last year. We will have to wait and see how the closings stack up over the next couple weeks.
The South Side is up 7% in the number of properties sold and the North Side is currently up 20.5% - any improvement is great, but a 20% gain is tremendous.
The number of properties under contract also changed to a plus 14% - again largely due to that reduction of closings this past week.
Average sold price county wide is flat with the North Side holding at a 2.5% improvement and the South Side Flat as well. Prices have remained about the same as they were last week.

Summit County, Colorado Sales up 19%!
With very little time left in 2012 the county is at a plus 19% gain in the number of properties sold with a 22% gain on the North Side and a 9.5% gain on the South Side.
The current inventory of properties for sale is down 17% from last year at this time and the current number of properties under contract and getting ready to close is amazingly the exact same 163 today and 163 last year a this same time - that’s interesting. What else is the same...well the average sold price county wide is exactly the same as is the average sold price on the South Side of the county. The North Side has dropped from a 2.5% improvement as of last week in average sold price to a 1.9% today.
The next few weeks will be very interesting to watch and see as we tally the results. This past week was a busy week with new listings reporting up, newly under contracts up 84% and sold properties up 42%.

Summit County Prices Flat and Sales Up
The Summit County residential sales market is up a solid 15.5% with the North Side of the county at a 21% gain and the South Side at an 8% gain. The number of properties for sale is currently down about 16%.
What is interesting is that the number of properties under contract today is the same as last year at this time - well, we have 1 more property under contract this year! Also the same, is the average sold price year to date for the county is $510k in 2011 and 2012. In fact, the South Side of the county is the same as last year as well with both years having an average sold price of $624k. The North Side is currently at a 2.5% improvement in average sold price.
Last year at this time the average asking price of the county’s residential properties for sale was $728k and this year that average is $705k - down 3%. If one looks at the average list price of the properties that are under contract today and assumes that they will continue the trend of a 94.5% sold price to list price ratio that we have today the $510k that we are at today will not change much by year end.

Sales Up 15%!
Last week the number of residential sold properties in Summit County surpassed the 2011 year end total and this week the total number of sales in Summit County gained 2%...in one week the county went from 13% gain in sold properties to today’s 15%!
Countywide is up 15% and the North Side of the county is almost at a 20% gain and the South Side is at a 9% gain.
The average sold price for Summit County Residential sales fell 1 tenth of a percent and today is up 0.4%. The North Side of the county dropped a bit more and is now at a 3.5% improvement and the South Side remains at minus 0.6%. It will be interesting to see what the next five weeks will bring as we wind the year down.
Active listings today are down -14.7% and the total residential properties in the county that are under contract are up plus 7.5%. The 7.5% is primarily due to two situations this past week: 1. The number of properties that went under contract surged by 33% and the number of properties that sold went down by 22%.

Officially, sold properties surpass 2011!
It is official: The number of residential sold properties in Summit County has surpassed the 2011 year end total! In addition, last year from today until year end there were a 148 properties that closed and if this year is the same the county will end the year with a 13% gain.
Today the county is at a 15.8% gain in the number of sold residential properties. The North Side of the county is almost at a 21% gain and the South Side is at a 9% gain.
The average sold price for Summit County Residential sales is up a half a percentage point (+0.5%). The North Side of the county is up 3.9% and the South Side is minus about a half a percentage point (-0.6%). Oh, and the average sold price per square foot is down across the board or county.

Market Sales Up 16%
This past week’s activity is down for properties going under contract (-9%) as well as showings (-30%) and the number of properties sold and closed this past week is up (34%). Learn more here Http://WeeklyREActivity. com .
The number of properties that are for sale in Summit County is now down -14.8% and the number of sold residential properties year to date is up 16.4%! Currently the number of properties under contract and getting ready to sell are up 4.6%.
This week last year had about the same activity for properties going under contract as last week did with the following week of November witnessing a decline in properties going under contract. Las year that declining activity generally continued through the end of the year.
With the average number of days for a property to go from under contract to closed being in the 40 to 50 range this week and next week will be about it for 2012 as properties put under contract after those weeks will, most likely, close in January of 2013.

Summit County Resort Sales Remain UP
Interesting: As the county approaches the final two months of 2012 the number of residential properties under contract are up 14% and the number of properties already sold this year are up 14.5%.
Up overall and, yet, down this past week by -26% for properties going under contract and -13.5% for the number of showings as compared to the same week in 2011 and showing activity is down -10% for the month of October.
Average sold price is flat countywide while the average sold price per square foot is down -2%.
The North Side of the county sales are up 18.5% and the average sold price is up 4.7% while the average sold price per square foot is down. The South Side of the county sales are up 9% and the average sold price is down about -1% as is the average sold price per square foot (-2%).

Summit County Real Estate Sales up 16%
The local sold market in Summit County for residential sales has improved yet again to a year to date gain of 16% with the up and coming closings (properties under contract) still maintaining a strong gain of 9.5%.
Last week’s number of properties selling went up substantially (+59%) and those going under contract remained a bit above last year with a 6.5% gain. Continued strong fourth quarter activity. Learn more at Http://WeeklyREActivity.com .

Sold Prices at 2006 Levels
The local sold market in Summit County for residential sales is holding firm at plus 13%!
Last week’s number of properties selling and going under contract both came in strong with a 54% sold improvement and a 27% under contract improvement over the same week in 2011. Strong fourth quarter activity. Learn more at Http://WeeklyREActivity.com .
A little more detail: Active properties for sale are down 16%, properties under contract to close are up 15%. There is one project that is getting ready to close and removing that project from the overall numbers shows the local resale market of under contract properties up 7% or up 15% with the project sales and up 7% without. However one looks at it the market is up.
Third Quarter Results: Many like to associate a year in the past that is similar to sales today and interesting enough that year is 2006 for both Condominiums and Single Family Homes. House Sales Up Condo Sales Flat Summit County, Colorado
The resort market is on track for a third year of positive sales growth in a row! Summit County is currently 13% ahead of 2011 for sold properties and even more ahead for pending properties. In fact, the past 5 weeks have been some of the best five weeks in years!
Single Family Home sales are up 21% in Summit County with average sold prices up 5.6% countywide. Local resort towns Breckenridge, Frisco, Silverthorne, and Dillon are witnessing gains in average sold prices. Keystone is currently down in average sold price by 7.6% and yet Keystone is up 38% in the number of homes sold. 2012 has been and is still very strong for home sales.

Condominium sales are flat – virtually the same as last year with their average sold price down countywide by -7%. Sales UP 13% Summit County, CO
History & Future. The nationwide housing market basically stopped in 2007 dropping the average home price in the US downward by about a third by the start of 2012. Future predictions on when the housing market will return to historic highs range from the near future of 2016 to 2018 all the way out to CNN’s recent 2023 prediction.
A quote from CNN’s article, “Fiserv forecasts prices will bounce back an average of 3.7% a year for the next five years -- a rate that would still leave prices 20% below the peak”.
Locally the number of sales dropped in 2007 a bit (down 14%) and plummeted downward an additional 43% in 2008 to finally bottom out in 2009 with another drop of 25% - total drop from 06 to 09 was 63%. Interesting though is that Summit County had a peak in average sold price while the number of sales plummeted and that average sold price has been in a downward movement ever sense.
Although 2012 is starting to show signs of change and the next three months of sales will be the deciding factor on average sold price for the year. What is, almost, for sure today is that 2012 will be the third year of improving number of properties sold and with a gain of 13% as of today (if the market retains that gain through the end of the year) the number of sold properties by the end of 2012 will show a year ending at -49% below the peak in 2006.
The market is improving and still has a ways to go to get back to or even near the peak. Interesting.

Resort Market in Summit County, CO Still Improving
This was another breakout week with a 36% improvement over last year for the same week for the number of Summit County Residential properties going under contract! 49 properties going under contract resulted in the second busiest week of 2012!
Where is the market at today as compared to last year at this time? Well, the number of residential sales in Summit County is up 13% and the average sold price is down -1% - basically flat. Splitting the county in half shows the North Side of the county with a strong 18% improvement and the South Side of the County with a 7% improvement. Interesting that last year at this time the percent change between 2011 and 2010 was flip flop as compared to this year’s with the North Side last year holding an 8.5% improvement and the South Side holding a strong 27% improvement.

Over the past four weeks Summit County has had 167 residential properties go under contract. For the same 4 week period 2009 had 148, 2010 had 130 and 2011 had 146. Interesting that 2012 is up 13% over the bottoming out year 2009 and up 14% over last year. Of the past four weeks 3 have had the highest new under contract count over any of the same weeks in the prior three years (09, 10, and 11). Very positive growth.
The average price is flat countywide (-1%) and the North Side of the county is showing a 6% improvement while the South Side is showing a -4% reduction. Interesting that the South Side is down almost the same percentage it was down last year (-3% without One Ski Hill Place Project Sales in 2010) and the North Side was down -10% last year at this time. This time of year is always interesting to see just how the market year ends up and sets itself up for the following year.
The inventory is down to 1429 and with the same pace of improvement about 1000 of those currently active listings will be active on January 1, 2013.

Where is the market at today as compared to last year at this time? Well, the number of residential sales in Summit County is up 13% and the average sold price is down -1% - basically flat. Splitting the county in half shows the North Side of the county with a strong 18% improvement and the South Side of the County with a 7% improvement. Interesting that last year at this time the percent change between 2011 and 2010 was flip flop as compared to this year’s with the North Side last year holding an 8.5% improvement and the South Side holding a strong 27% improvement.

Over the past four weeks Summit County has had 167 residential properties go under contract. For the same 4 week period 2009 had 148, 2010 had 130 and 2011 had 146. Interesting that 2012 is up 13% over the bottoming out year 2009 and up 14% over last year. Of the past four weeks 3 have had the highest new under contract count over any of the same weeks in the prior three years (09, 10, and 11). Very positive growth.
The average price is flat countywide (-1%) and the North Side of the county is showing a 6% improvement while the South Side is showing a -4% reduction. Interesting that the South Side is down almost the same percentage it was down last year (-3% without One Ski Hill Place Project Sales in 2010) and the North Side was down -10% last year at this time. This time of year is always interesting to see just how the market year ends up and sets itself up for the following year.
The inventory is down to 1429 and with the same pace of improvement about 1000 of those currently active listings will be active on January 1, 2013.

Mid-Week Summit County Real Estate Update
Wednesday September 19, 2012, A Little Extra Mid-Week Summit County Real Estate Update. So far this week the county has 30 Residential NUCs and last year for the same week in its entirety there were 36…could be on track to outpace that week with three more days to accumulate more NUCs!

End of Summer Summit County Market Update
Okay, right now the county is leading 2011's summer sales by 8 additional residential properties in Summit County going under contract - those 8 are for the time period of July, August and so far in September. Currently the under contract properties are up 12%. View more t at Http://WeeklyREActivity.com .
Sold activity is now up 14% year to date and this past week's number of sold properties came in with an extra two or a gain of 6% over the same week in 2011. The number of active properties for sale remains down for this past week to the tune of -24% and as of today the number of active residential listings are down in the county by -14.6% .
All in all, the local market continues to move forward and hold onto its gain from earlier in the year and is on pace to end the year around a 10% gain in the number of sold properties - give or take a couple percentage points.

Resort Market on track for a gain of 11%
The county now has 1510 residential properties for sale (down 14% from last year) and, even though the inventory is down, roughly 33% of the active listings for sale today will sell by December 31, 2012. Right now we have under contract activity that is running about the same as last year for July, August, and into September – the county today is up 5 under contracts for that timeframe over 2011. If we remain the same as we have the past few months and combine the same with the residual that is currently under contract plus what has closed already (a plus 15%) and the year should end up at a plus 11%. Interesting that if we end the year with an 11% gain the county will be roughly 50% below the peak and the county has moved upward for three years now absorbing 13 percentage points of the loss from the peak in 2006. At that rate the county will revisit the peak number of sales in 12 years. Of course, if history repeats itself and the market starts to gain momentum with double digit increases that 12 year time period could easily drop to 5 years or 2006 numbers may be around again by 2018.
That may be a long time, but in either situation, as long as the economy holds steady, the real estate market in Summit County has a long period of positive growth potential ahead to the tune of that 5 to 12 years!
Activity this past week was down as compared to last year for the same week – down in the number of new listings, down in the number of new under contracts and down in the number of sold listings. Showings for August and into September are virtually the same as last year for the same time period.
