This was another breakout week with a 36% improvement over last year for the same week for the number of Summit County Residential properties going under contract! 49 properties going under contract resulted in the second busiest week of 2012!
Where is the market at today as compared to last year at this time? Well, the number of residential sales in Summit County is up 13% and the average sold price is down -1% - basically flat. Splitting the county in half shows the North Side of the county with a strong 18% improvement and the South Side of the County with a 7% improvement. Interesting that last year at this time the percent change between 2011 and 2010 was flip flop as compared to this year’s with the North Side last year holding an 8.5% improvement and the South Side holding a strong 27% improvement.

Over the past four weeks Summit County has had 167 residential properties go under contract. For the same 4 week period 2009 had 148, 2010 had 130 and 2011 had 146. Interesting that 2012 is up 13% over the bottoming out year 2009 and up 14% over last year. Of the past four weeks 3 have had the highest new under contract count over any of the same weeks in the prior three years (09, 10, and 11). Very positive growth.
The average price is flat countywide (-1%) and the North Side of the county is showing a 6% improvement while the South Side is showing a -4% reduction. Interesting that the South Side is down almost the same percentage it was down last year (-3% without One Ski Hill Place Project Sales in 2010) and the North Side was down -10% last year at this time. This time of year is always interesting to see just how the market year ends up and sets itself up for the following year.
The inventory is down to 1429 and with the same pace of improvement about 1000 of those currently active listings will be active on January 1, 2013.

Mid-Week Summit County Real Estate Update
Wednesday September 19, 2012, A Little Extra Mid-Week Summit County Real Estate Update. So far this week the county has 30 Residential NUCs and last year for the same week in its entirety there were 36…could be on track to outpace that week with three more days to accumulate more NUCs!

End of Summer Summit County Market Update
Okay, right now the county is leading 2011's summer sales by 8 additional residential properties in Summit County going under contract - those 8 are for the time period of July, August and so far in September. Sold activity is now up 14% year to date and this past week's number of sold properties came in with an extra two or a gain of 6% over the same week in 2011. The number of active properties for sale remains down for this past week to the tune of -24% and as of today the number of active residential listings are down in the county by -14.6% .
All in all, the local market continues to move forward and hold onto its gain from earlier in the year and is on pace to end the year around a 10% gain in the number of sold properties - give or take a couple percentage points.

Resort Market on track for a gain of 11%
The county now has 1510 residential properties for sale (down 14% from last year) and, even though the inventory is down, roughly 33% of the active listings for sale today will sell by December 31, 2012. Right now we have under contract activity that is running about the same as last year for July, August, and into September – the county today is up 5 under contracts for that timeframe over 2011. If we remain the same as we have the past few months and combine the same with the residual that is currently under contract plus what has closed already (a plus 15%) and the year should end up at a plus 11%. Interesting that if we end the year with an 11% gain the county will be roughly 50% below the peak and the county has moved upward for three years now absorbing 13 percentage points of the loss from the peak in 2006. At that rate the county will revisit the peak number of sales in 12 years. Of course, if history repeats itself and the market starts to gain momentum with double digit increases that 12 year time period could easily drop to 5 years or 2006 numbers may be around again by 2018.
That may be a long time, but in either situation, as long as the economy holds steady, the real estate market in Summit County has a long period of positive growth potential ahead to the tune of that 5 to 12 years!
Activity this past week was down as compared to last year for the same week – down in the number of new listings, down in the number of new under contracts and down in the number of sold listings. Showings for August and into September are virtually the same as last year for the same time period.
