Market in Summit County, CO up 16.4%

Today is the last day to tally up closings for 2012 and with that thought 2012 is 16.4% ahead of 2011 for sold residential Summit County Properties and with any closings that occur today that 16.4% is only going to improve!

Today our market in Summit County has virtually the same number of properties getting ready to close as it did last year at this time. The number of properties for sale today is down 11% from last year. An interesting point: The average list price last year at this time was close to $750k and today the average list price is close to $700k.

Average list prices are down and the number of sales are up even with a smaller inventory of properties for sale - interesting stuff. The average sold price in Summit County is up 1%.

Record High Week of Sales, Summit County, Colorado

This is the last week of 2012 and for some their New Year or Christmas wish is that 2012 doesn't end! Today we are at a 16.2% increase over last year at this same time for residential properties sold in Summit County. If we just take today’s numbers 2012 will end the year at a 14.6% increase, but we have one week left so 2012 will be even better yet!

The North Side of the county is up 23% and the South Side of the county is up 7.7%.

Last week’s sold properties took a leap with an 80% improvement resulting in one of the best sold weeks this year and probably the best sold week December has ever had ever!

The under contract activity this past week was the same as last year. A surge in closings combined with a flat under contract activity resulted in our current total number of properties that are under contract dropping from last week to a number that is the same as last year at this time (actually this year there is one less).

Prices are down just a tad or flat except in the North Part of the county where they average sold price is up 2% now. Learn more here, Http://WeeklyREActivity.com .

Sales on track for a 15% Improvement

This is the last week of 2012 and for some their New Year or Christmas wish is that 2012 doesn't end! Prices remain flat. Sales Up.

With only two more weeks left in 2012 the Summit County residential market is up 14.5% - this is down from a 19% year to date gain just last week. The big difference being that this week’s closing activity was down 48% as compared to the same time last year. We will have to wait and see how the closings stack up over the next couple weeks.
 
The South Side is up 7% in the number of properties sold and the North Side is currently up 20.5% - any improvement is great, but a 20% gain is tremendous.
 
The number of properties under contract also changed to a plus 14% - again largely due to that reduction of closings this past week.
 
Average sold price county wide is flat with the North Side holding at a 2.5% improvement and the South Side Flat as well. Prices have remained about the same as they were last week.

Summit County, Colorado Sales up 19%!

With very little time left in 2012 the county is at a plus 19% gain in the number of properties sold with a 22% gain on the North Side and a 9.5% gain on the South Side.

The current inventory of properties for sale is down 17% from last year at this time and the current number of properties under contract and getting ready to close is amazingly the exact same 163 today and 163 last year a this same time - that’s interesting. What else is the same...well the average sold price county wide is exactly the same as is the average sold price on the South Side of the county. The North Side has dropped from a 2.5% improvement as of last week in average sold price to a 1.9% today.

The next few weeks will be very interesting to watch and see as we tally the results. This past week was a busy week with new listings reporting up, newly under contracts up 84% and sold properties up 42%.

Summit County Prices Flat and Sales Up

The Summit County residential sales market is up a solid 15.5% with the North Side of the county at a 21% gain and the South Side at an 8% gain. The number of properties for sale is currently down about 16%.
 
What is interesting is that the number of properties under contract today is the same as last year at this time - well, we have 1 more property under contract this year! Also the same, is the average sold price year to date for the county is $510k in 2011 and 2012. In fact, the South Side of the county is the same as last year as well with both years having an average sold price of $624k. The North Side is currently at a 2.5% improvement in average sold price.
 
Last year at this time the average asking price of the county’s residential properties for sale was $728k and this year that average is $705k - down 3%. If one looks at the average list price of the properties that are under contract today and assumes that they will continue the trend of a 94.5% sold price to list price ratio that we have today the $510k that we are at today will not change much by year end.
