Sales Down Pending Sales Up - Summit County, Colorado Real Estate

With 4 business days left in the first month of 2013 the current tally for sold residential properties in Summit County comes in at a -20%.
 
The current inventory of properties for sale is also down at a -12% year over year comparison.
 
What is up though is last week’s activity in Summit County. New listings (properties for sale) are up 26% and the number of sold properties last week witnessed a gain of 25%. The number of buyers seeking their dream property and finding it increased dramatically as is represented by an 87% increase in the number of properties going under contract.
 
The county has 4 business days to add about 21 purchases of residential properties to equal January of 2012. The last four business days of January 2012 there were 19 properties purchased, so this 1st month could end up being a very close race.

2013 Moving Along Nicely

In Summit County, Colorado our market is happily moving right along with the number of under contracts up by about 6 pending transactions or about 4% over last year at this time. Last week’s under contract activity was down just a bit with 17 properties going under contract compared to 20 last year for the same week.
 
The number of properties in Summit County that are under contract and awaiting a closing so far in 2013 are up while the number of properties that have closed are down about 25% - that -25% is 11 properties. Low numbers  the first part of the year that can change percentage wise dramatically with small surges of activity, such as when the current under contract properties start to close.

2012 Detailed Market Sales Data for Summit County, CO

Single Family Homes: The number of sales are up 21% over 2011’s and down 25% from the peak number of homes sold in 2006. Prices are up for average sold price by about 5% over 2011’s and almost right on the average for 2006 (off by just 3%). 
 
Condominiums: The number of sales are up 15% over 2011’s and down 56% from the peak number of condos sold in 2005. Prices are down county wide except for Silverthorne and Copper Mountain. The average sold price is also in line with 2006 (off by just 5%).
 
Vacant Land: The number of sales are up 62% over 2011’s and down 73% from the peak number of lots sold in 2005. Price are up largely due to a substantial increase in higher end vacant land sales in the near and over $1,000,000 price range resulting in a 35% improvement! Even with that kind of improvement the vacant land sales are in line with 2006 too (off by only 6%).

Sold Volume Up 21% in 2012 for Summit County Real Estate Sales

So far in 2013 for residential properties in Summit County the number of sales are down (-32%) and average sold prices are down (-7%). The number of properties that are currently under contract is up by 4%. Interesting that the average list price today is about 5% less than the average list price this time last year.

The over all change in everything that sold in 2012 versus 2011 shows the sold volume is up in Summit County a whopping 21% with the number of transactions improving just over 20%. The average sold price for all types of sales in the county is up just under 1%. Interesting that of all the local towns witnessing double digit gains in sales this past year Keystone take the lead with almost a 50% improvement in the number of sales and just over a 50% improvement in the sold volume!

For sold volume all of SAR (Summit Association of Realtors Data) is on par with 2003 levels (just a tad less). Average sold price, however, has held well and is now in the middle of 2006 and 2007 - which is about where it was last year.

All very interesting as we are off to a pretty good start to 2013 on the heals of a tremendous 2012.

2013 Starts with a Bang!

The first week of 2013 is about the same as 2012’s first week. Eight properties closed this year and nine closed in 2012. The average sold price for the first week is down about 12%. Properties placed under contract are up almost 100% as the activity from 2012 keeps its momentum going into 2013.

Preliminary numbers show a very strong gain in sold properties that, right now, looks like it will be around 17%. The average sold price is basically showing flat with about a 1% countywide improvement. Active properties for sale are down about 15%.

The current inventory of properties under contract is up as well by about 5.5%. Overall the first few moments of 2013 are showing positive signs of, yet another, year of potential improvement in the number of properties selling.
